SUMMARY OF ANNUAL MEETING ON APRIL 22, 2023
In person attendance was better than in 2022 but still well below pre-Covid attendance.
Thankfully, Members did send in absentee ballots so that a quorum was reached to conduct the
Election of Directors.
The Minutes for the 2022 Annual Meeting were read and approved by the Members.
Next, the Treasurer’s report was read and approved by the Members. The summary of activities
since the 2022 Annual Meeting listed in the Annual Meeting notice was briefly discussed. It was
noted that last week the City of Missouri City had a contractor add 2 more truckloads of asphalt
to the Chinaberry repair done in December to smooth out the bumps. The Board had also
received notice on April 6 that Frontier Communications will be installing fiber optic cable in
our roadway easements. On March 20 Ramona Smith contacted the Board to introduce herself as
our new Community Engagement Coordinator, replacing Kelly Matte.
A Member asked about social events in Waterbrook West. We hold a National Night Out
event on the first Tuesday evening of October as part of the Texas statewide National Night Out
program. Attendance has been poor since Covid.
There were no additional volunteers to run for the Board. Votes were tabulated in the
presence of those attending and the following were elected: Kathy Atwood, Cindy Dunigan,
Sunil John, Susan Kronenberger, and Konrad Szwab. The meeting was adjourned. Members
chatted with one another briefly before departing.
After the Annual Meeting, the new Directors held a Board meeting and elected the
following Officers: President—Atwood, Vice President—Dunigan, Secretary—Szwab,
Treasurer—Kronenberger. The next Board meeting will be held Tuesday, May 2, 2023, at 7 pm
at 5211 Chinaberry Grove. Members are always welcome to attend.
Election of Directors—Our Annual Meeting is scheduled for Saturday, April 22, 2023 at 5
pm with location yet to be determined. During the meeting, we will elect new Directors to
serve from April 23 until the Annual Meeting in April 2024. If you are interested in running for
Director, please contact our Secretary, Konrad Szwab, at wwcadirectors@gmail.com or submit
your name through our website www.waterbrookwest.com by March 27 so that your name can
be printed on the ballots sent to Members. If you also wish to have a candidate statement
(maximum of 300 words) included with the ballots, please submit the statement to Mr. Szwab by
March 27. Please attend, vote, and meet your neighbors. Please bring a lawn chair. We ask
Members to please send in your absentee ballot or proxy if you do not plan to attend the
Annual Meeting to ensure a quorum.
Annual Assessment—For the 15 th consecutive year, your Board has set the 2023 Annual
Assessment at $0.
National Night Out—The Association held its National Night Out on October 4, 2022. We
thank Konrad Szwab for hosting the event.

City-Wide HOA Meeting—Kelly Matte, our HOA Liaison with the City, organized a city-wide
HOA meeting for board members and property managers on September 26, 2022. Our mayor,
interim city manager, city council members, code enforcement, police department, and waste
management (GFL) answered many questions. We learned that residents may submit anonymous
complaints about city ordinance violations using SeeClickFix (Create an account at
https://seeclickfix.com/missouri-city). But if the anonymous option is chosen, the resident will
NOT receive updates on actions taken.
Missouri City Police Liaison—Officer Hebert is our Police Liaison with the City. Contact him

Solid Waste Service—Check Missouri City’s website http://www.missouricitytx.gov/ for
information. The trash calendar is also posted on our website www.waterbrookwest.com
Dogs—Please take a plastic bag with you while walking your dog to “scoop the poop” and
deposit in your trash.
Road Repair—A portion of Chinaberry Grove had the roadbed rebuilt and the surface repaved
in December. Dirt and grass sod were added along the edges in February. Also in February edges
along a portion of Sunrise Bend were repaired.
Christmas Decorations at Entrance—We thank Konrad Szwab and Debbie Bradbury for
putting up and taking down the Christmas decorations at our entrance sign in December. Thanks
to Ed Kronenberger for repairing one of the brackets on our sign to hold the decorations.
United States Flags at Entrance—Thank you to Jill Galen for displaying our U. S. Flags at our
entrance on Veterans Day.
Entrance Lights—Thanks to Konrad Szwab for replacing 2 light bulbs and a ballast in
December.
WWCA Website—We thank Konrad Szwab for continuing to maintain the Association website.
Mowing Street Edges—The Board would like to thank our residents who continue to mow:
Basil Housewright, Jim Lastovica, Frank Collins, Terry Hinkle, and Ed Kronenberger.
Mowing Entrance—We thank Basil Housewright for mowing the road shoulders at our
subdivision entrance and along the front portion of Raintree. As we all know, he does an
outstanding job.
Real Estate—Two lots and two homes were sold in 2022. We are experiencing a building boom
with 6 homes under construction at present!
Deed Restrictions—The deed restrictions are on the Association website at
www.waterbrookwest.com and can be found on the Fort Bend County website at
http://ccweb.co.fort-bend.tx.us/ If you plan to build, the Architectural Control Committee
guidelines may also be found on the Association website and are on file with Fort Bend County.
Open Monthly Board Meetings—As always, monthly Board meetings are open to all
Members. Board meetings are held on the first Tuesday of the month at 7 pm at 5211 Chinaberry
Grove. Please check our website for any changes.

NATIONAL NIGHT OUT—Reminder, it will be held Tuesday, October 4 from 6 pm to 7:30
pm at 5211 Chinaberry Grove. Please bring a chair. And bring a dish of finger foods to share or
just come to talk with your neighbors. This is an informal get together.
POWER WASH AT ENTRANCE—Volunteers power washed our entrance median on
Saturday, September 24. Thank you to Sunil John for leading this effort. Abeson (Baby)
Kureekottill, Gary Bradbury, and Sunil John did the power washing. Thanks to Troy Bourgeois
who supplied the water source from his nearby outdoor spicket. Thanks to all for their hard work
in the sun and heat from about 8 am to noon!
ENTRANCE MOWING—Thank you to Basil Housewright for his continued maintenance of
our entrance. He mowed our entrance along the shoulders and banks of Raintree and the adjacent
utility poles this past week. July through September helpers have been Konrad Szwab, Frank
Collins, and Ed Kronenberger who weed whipped and sprayed weed killer.
ROADWAY SHOULDERS—Thank you to our volunteers who mow the road shoulders of our
vacant lots—Basil Housewright, Jim Lastovica, Frank Collins, Terry Hinkle, and Ed
Kronenberger. A volunteer is needed for the lot at the intersection of Birdsong Lane and Sunrise
Bend.
WATCH FOR CHILDREN AND SCHOOL BUSES— Please take extra precautions when
school buses enter and exit our subdivision during the morning pickup hours of 6:30am to
8:30am and afternoon drop off hours of 2:30pm to 4:30pm. Thank you to Mr. Hernandez for his
extensive tree trimming which increased visibility of our children and school buses at the
intersection of Peregrine Way and Raintree Drive.
UNITED STATES FLAGS AT ENTRANCE—Thank you to Jill Galen for displaying our
entrance flags on Labor Day weekend.
WWCA WEBSITE—Thank you to Konrad Szwab for continuing to update our website at
WALKERS—Please remember to walk facing oncoming traffic. It can be difficult to see
pedestrians at dawn and dusk. Wear light colored clothing.

SEECLICKFIX—Create an account at https://seeclickfix.com/missouri-city to submit
anonymous complaints about city ordinance violations. Any Member can submit a notice of a
city ordinance violation; it is not necessary to contact the Board. It can also be used to identify
repair needs.
ACC APPROVAL OF HOME IMPROVEMENTS INCLUDING FENCES—Improvements
should be submitted to the ACC for approval before construction begins. In general, please
submit a plot plan, elevations, materials list, and color scheme to the ACC for approval of homes
(no metal roofs), garages (openings must face to side or rear), carports, and accessory buildings.
No structure, excluding fences, shall be located nearer to the street than 60 feet to any fronting
street, 60 feet to any side street, or 10 feet to any side line. (The street includes the pavement and
the drainage ditch to the lot property line.) For fences, please submit a plot plan showing
location, fence height (maximum of 8 feet), and materials to be used (no hurricane fencing). In
general, privacy fences are allowed on the sides and rear of the property. Fencing between the
street and the building setback line should be at least two-thirds open or see-through. See our

HOME REPAIRS, CULVERTS, FENCES—Please make home repairs promptly. This affects
our property values and esthetics of the neighborhood. Please clean out your culverts to ensure
good water drainage during heavy water events. Deteriorating fences are a danger and eyesore.
Please repair and communicate politely with your neighbor.
REAL ESTATE—One new home was recently completed. Five houses are under construction.
And there are plans for another home to start soon. There are now 92 homes (including under
construction) in Waterbrook West. As several residents own multiple lots, there are currently
only 12 remaining buildable lots.
SOLID WASTE SERVICE AND RECYCLING—We have regular garbage collection
services on holidays. Often the truck comes through early on holidays. If you miss the collection,
please move your trash from the street until the day of the next pickup. The recycle cart has
information on the lid that lists “acceptable items”: No Glass (This should be disposed of as
regular trash), All loose paper, Newspapers, Magazines, Corrugated & boxboard cardboard (No
pizza boxes; these should be disposed of as regular trash), Steel & tin cans, Aluminum
containers, Household plastics #1 to #7 (Excluding Styrofoam). See the trash service tab on our
website.
MISSOURI CITY POLICE LIAISON—Officer Hebert continues to be our Police Liaison
with the City. He attends our monthly Board meetings and keeps us informed of safety issues in
our neighborhood. Our police believe that maintaining open communications with the citizenry
is essential to keeping our city safe.
MISSOURI CITY HOA LIAISON—Kelly Matte continues to be our HOA Liaison with the
City. She attends our Board meetings or emails the Board if there is information to share with us.
She also attends our Annual Meeting and National Night Out if her schedule allows it. If you
